APARTMENT BUILDING ŘÍČANY

The proposed apartment building is situated on 17th Listopadu Street in Říčany, where existing townhouses currently stand. Our design aims to expand these existing buildings while preserving the historical context and urban character of the area. The ground floor will feature commercial spaces, enhancing the street's urban ambiance. This proposal complies with the city's regulatory plan.

The building will align with the street's existing layout, filling the gap seamlessly and complementing the area's urban pattern. Along 17th Listopadu Street, the building will have four stories, with the ground and fourth floors set back slightly.

The architectural design draws inspiration from historic elements like horizontal cornices and vertical openings, blending them with contemporary aesthetics to rejuvenate the city's appearance.

Given the building's orientation towards the bustling street, this section is designed as a 'barrier.' Consequently, the facade will consist of multiple layers, with entrances facing the street and living rooms oriented towards the courtyard. The street-facing outer layer will feature perforated, openable panels, while the second layer will consist of a simple plastered facade.

The courtyard side of the building will have no setbacks and will incorporate balconies and French windows. This facade will showcase a combination of materials, including plaster, concrete for horizontals, and wood for surface treatment and balcony lining.

The property's courtyard will offer parking spaces, a double garage, and green spaces, replacing the existing garage. Access to the courtyard will be provided via Jiráskova Street.
